Frequently asked questions
Answers about requests, offers, chat and commission.
What does Roomkeyr cost for those searching?
Nothing. Companies, schedulers and contractors post a request, receive offers and confirm a booking free of charge. There is no base fee and no subscription.
What does Roomkeyr cost for landlords?
Landlords and agents pay 10% of the booking value plus VAT – only when a booking actually comes about through Roomkeyr. There is no base fee and no listing cost.
How do I post a request?
You state where you are looking (location and radius), for how many people, over which period – optionally with flexible days before and after – and your maximum budget per night. You also pick the features you need, such as a kitchen, washing machine, parking or Wi-Fi. Matching landlords reply with offers.
What happens after I submit my request?
Landlords in your region are notified about your request; your email address and phone number stay hidden. You receive offers by email and in your account, and you can clarify questions in the chat. A booking only comes about once you bindingly accept an offer. Then both sides receive the contact details and arrange arrival and payment directly.
Why are contact details filtered in the chat?
Until a booking is confirmed, Roomkeyr hides phone numbers, email addresses and similar details. This protects both sides from being approached outside the platform and keeps the arrangement traceable. After confirmation you exchange contact details freely.
When exactly is the fee due?
When the booking is bindingly concluded between tenant and landlord. If the booking is effectively cancelled before the stay begins and the landlord receives no compensation whatsoever, the fee for that cancelled part does not apply. For partial stays or price changes it is adjusted accordingly.
Does the fee also apply to extensions?
Yes. Extensions, follow-up bookings, rebookings and capacity increases that continue or replace a booking made through Roomkeyr are subject to the fee, regardless of how they are concluded technically.
Does Roomkeyr handle payments?
No. Rent and deposit are settled directly between tenant and landlord. Roomkeyr does not collect payments, does not hold deposits and is not a party to the rental agreement.
What happens if I need to cancel a booking?
The contract is concluded directly between you and the landlord; Roomkeyr is not a party to it. Whether and at what cost you can cancel depends on the cancellation terms in the offer – check them before accepting. You arrange a cancellation directly with the landlord; Roomkeyr charges you nothing for it.
Will I receive an invoice?
Yes. Landlords receive a proper invoice for the Roomkeyr fee, payable within 14 calendar days of the invoice date.
Who may use Roomkeyr?
Roomkeyr is a B2B platform and, under our terms, is open to businesses only. Every account is confirmed by email.
How do I delete my account?
You start the deletion in your account settings. You then have 30 days to cancel it. After that your personal data is anonymised; completed booking records remain archived for tax reasons.
