Free for those searching
Companies, schedulers and contractors pay nothing. Posting a request, receiving offers from landlords, negotiating in chat and confirming a booking is and stays free for the searching side. There is no base fee and no subscription.
For landlords: 10% only on a successful booking
Landlords and agents pay no base fee and no listing costs. A fee only arises when a booking comes about through Roomkeyr: 10% of the booking value plus VAT (§ 11 (1) of the terms).
Worked example
Four contractors, 30 nights, €25 per person per night:
- Booking value: €3,000.00
- Roomkeyr fee (10%): €300.00
- plus 19% VAT: €57.00
- Your payment to Roomkeyr: €357.00
- Your share of the booking: €2,700.00
You receive a proper invoice, payable within 14 days of the invoice date.
What happens if things change?
- If the tenant cancels before arrival and you receive no compensation whatsoever, the fee for the cancelled part does not apply.
- If the stay is shortened or extended, the fee is adjusted accordingly.
- Extensions and follow-up bookings of the same business relationship are subject to the fee, even when concluded outside the platform (§ 11 (7) and (8) of the terms).
Why a success fee instead of a listing price
With classic portals, landlords pay for the visibility of an advert regardless of whether anyone books. At Roomkeyr we share that risk: you reply to concrete requests and pay only once a booking has come about.
No payment processing through Roomkeyr
Rent and deposit are settled directly between tenant and landlord. Roomkeyr does not collect payments, does not hold deposits and is not a party to the rental agreement.
